Serviced Accommodation Versus Hotels, Middlesbrough – The Differences

Contractors and business travellers have many choices when they take a trip, and one of them is what kind of accommodation is available and ready to book.

Long gone are the days when there were just hotels on varying budgets being the only option. Certainly, in recent years the serviced accommodation and ‘short terms lets’ industry has been performing much, much better than other hospitality sectors and has resumed to a near normal service since the industry took a bit of a hit by the pandemic.

Many blue-collar workers, contractors and managerial personnel in general have changed their priorities since the lockdowns were lifted and now their preferences are for a more ‘home-from-home’ experience – which is clear to see by as the volume of searches has increased in this time leaning towards that alternative serviced accommodation stay – perfectly fitting their requirements!

Even more so since the pandemic, the ease at which guests can choose to socially distance themselves from either public members and other guests while having the benefits of a higher standard of cleanliness and safety, should cement the serviced accommodation sector as the mainstream choice for contractors and working professionals.

At serviced accommodation 4U (SA4U), our townhouses are fully furnished properties available for short or the longer-term stays – mainly with their own ensuites or multiple bathrooms across the four or five bedrooms and also have plenty of communal space including a fully fitted kitchen.

There are of course a few differences between serviced accommodation units like ours and the local hotels in Middlesbrough, Teesside.

1 Space

We all know that most hotel rooms can be quite small. Though there are also larger suites available, they are generally more expensive, charging a higher premium.

Our serviced accommodation, on the other hand, is a generously sized townhouse four- or five-bedroom home, some with ensuites and on average offering 40-50% more space than a typical hotel room.

2 Kitchen availability

An obvious point to mention is that it isn’t common for a hotel room (and in particular, no hotel in Middlesbrough or the Teesside area that we know of) will include a kitchen.

Don’t confuse hotels that offer ‘kitchenettes’ instead – this is not quite the same thing and don’t always come as fully equipped with all the essential cooking facilities that are normally associated to full fitted kitchen. There are quite basic by comparison and can be impractical.

3 Furniture and equipment

Many hotel rooms provide little more than just a bed and a bathroom. Naturally, our townhouses are fully furnished and equipped with all the typical furniture you’d find in a home. Everything from pots and pans, plenty of storage, comfy sofas to the television and free WiFi.

In our serviced accommodated units, will also have a washing machine and dryer, some will have a dish washer too, so you have all the in-house cleaning facilities needed.

4 Cost differences

From a cost perspective, spending 30 plus nights in a hotel would be a lot more expensive versus 30 plus nights in a serviced townhouse especially if there is more than 1 person travelling and sharing.

The fact we cater for four and five sharers (bedrooms) in our Middlesbrough townhouses means the cost per head spreads even further as we charge only for the whole house no matter the number of guests.

On average, the rates for our serviced accommodation homes are around 30-50% less than typical hotels with no hidden extras!

5 Amenities

The amenities provided at hotels and serviced houses can vary of course. Hotel amenities may include room service, an on-site restaurant, or a spa. However, we endeavour to make the self-catering amenities blend well (as if you were back home) so that all the equipment and accessories are available on tap.

We provide free WiFi as standard and is always included in the cost of a serviced townhouses, while many hotels may/still charge extra for it.

Our Middlesbrough townhouses have communal areas that includes a lounge and TV with smart connectivity so Netflix can be enjoyed. Our comfy sofas, a smoking area in the yard and some small dining area makes this a true home-from-home experience.

6 Location

Being based right in the heart of Middlesbrough, all within walking distance to the town centre means we are no different to the centrally based hotels too.

There are plenty of bars, restaurants, pubs, and night club venues as well a large shopping facility to cater for all your enjoyment and essentials.

There is even a couple of larger retail shopping parks (ten minutes by car) in the Teesside region which completes and array of shops and eateries.

 

So, business travellers and contractors grouping up to share a ‘home-from-home’ environment now has much more choice here in Middlesbrough.
